Spiti Nicola

Idyllic, peaceful, yet right in the heart of Stoupa, Spiti NICOLA was inspired by the traditional stone-house architecture of the Mani region. Designed by its German owners and built by the local master stonemason Kolokotronis, this charming holiday home was completed in 1989 and renovated in 2021.

The lush Mediterranean garden, filled with flowering plants and numerous terracotta flower pots, together with the idyllic location, shape the first impressions of Spiti NICOLA. Inside, the high wood-paneled ceiling in the living area creates a wonderful sense of space, while the exposed stone walls, fireplace, and understated furnishings give the holiday home a special charm and a cozy warmth.

With its 50 cm thick walls, open-plan living room, elaborate roof insulation, and Byzantine tiled roof, Spiti NICOLA remains pleasantly cool even during the summer months. A continuous covered terrace running along three sides of the house provides welcome shade on hot days. An external staircase at the side of the house leads to the illuminated roof terrace, furnished with a lounge set and sun umbrella. The view over the surrounding green countryside and the neighboring village of Lefktro is truly beautiful.

The detached Spiti NICOLA is tastefully furnished and offers its guests plenty of space and privacy. The lush vegetation surrounding the house, the enclosed property, and the particularly quiet location at the end of a narrow cul-de-sac protect guests from outside views and provide numerous opportunities for relaxation. Sun loungers set throughout the beautifully landscaped garden and a variety of seating areas on the different terraces create ideal conditions for relaxing, reading, and daydreaming.

A narrow, level footpath leads to the fine sandy beach of Stoupa after approximately 300 m. Kalogria Beach, with its gently sloping shoreline, ideal for small children, can be reached after approximately 600 m.

Access to Spiti NICOLA is on one level. The spacious living and dining room with fireplace adjoins the open-plan kitchen. The kitchen is perfectly equipped, as the owner is a passionate amateur chef.

The kitchen and living room both offer direct access to the vine-covered breakfast terrace as well as two additional covered terraces. Adjacent to the living room is a hallway leading to the three bedrooms and two modern bathrooms, both renovated in 2021.

The Mediterranean garden, planted with large shade-giving pine trees, 100-year-old olive trees, orange, fig, and pomegranate trees, as well as colorful bougainvillea and oleander, is the heart of this holiday home and reflects the German owners’ deep connection to the Mani region.

The main beach of Stoupa is practically on the doorstep and can be comfortably reached on foot after just 300 m. It is a sandy beach with smooth pebbles in many parts of the water. Numerous tavernas and cafés in and around Stoupa provide excellent dining options and a wide variety of culinary experiences.

Kalogria Beach, approximately 600 m away, partly organized with sunbeds, tavernas, and cafés, offers unforgettable swimming enjoyment for the whole family. The water is shallow and crystal-clear turquoise, making it ideal for children.

A tennis court is conveniently reachable on foot after approximately 500 m (tennis lessons can be booked locally).

The location of Spiti NICOLA provides an excellent starting point for excursions in the surrounding area. Numerous small Byzantine churches and chapels invite visitors to explore the region’s rich history and culture. Beautiful hiking routes in the nearby area lead along traditional paths between old stone walls, connecting village to village or leading down to the sea. Hiking maps are available in the local supermarket.
